Acclaimed Lantern House on Waiheke by Herbst Architects expected to fetch top dollar


The two restaurateurs widely credited with upping Waiheke Island’s foodie status with the opening of The Oyster Inn have put their acclaimed Lantern House on the market.

Andrew Glenn and Jonathan Rutherfurd Best, who have since sold the restaurant to Josh and Helen Emmett, commissioned architect Lance Herbst to design the house at Ostend. And they took him along for the ride when they went looking for building sites on the island, says listing agent Ollie Wall of Wall Real Estate.

“They said they chose Lance because he was the best at creating the holiday feel they wanted. The agents took them to five or six sites and Andrew and Jonathan got embarrassed when they pulled up at some places and Lance wouldn’t even get out of the car. He just said, ‘You’re not buying this’.”

But then they were taken to the last site and the architect approved, even though it seemed steep and difficult. But Herbst could instantly see the vision for a house that would cantilever out over the hill.

The house Herbst Architects designed for the pair has won many awards, including Best Interior for Home magazine, and an NZIA Housing Award in 2018, and has been widely acclaimed by the architectural fraternity.

“We only put the listing up this morning, but we have been bombarded by calls already, with people saying ‘My God, I can’t believe THAT house is for sale’,” says Wall. “We did expect interest from architects, but it’s been instant.”

Sale could get up around $10 million

Because it is special architecturally, Wall says the sale is more about finding the right people for the house, than it is about bringing everyone together for a quick auction.

It is therefore for sale by negotiation, and the only price guide the agents can give is to provide examples of recent sales. “Last week, a house in Oneroa in a very similar position up on a cliff went for $10.25 million. We expect this to be under that, but not much.”

Wall says the owners, who are widely travelled and have spent a lot of time overseas, also have an apartment in the city. They sometimes rent out the Lantern House, and it was designed with guests in mind.

‘Like living in a painting’

The NZIA judges had this to say about the house when it won the award in 2018: “Being in this house is like living in a painting. The house is texturally rich and tonally coherent throughout, thanks to the use of exotic materials such as teak floors and ceilings and herringbone tiled floors.

“It has a distinctly dramatic, otherworldly quality, with interiors moody with the metaphoric nuances of silhouettes and shades of black. This atmospheric quality enhances the painterly way in which we perceive the magnificent views.”

Herbsts’ own website says the house was designed with guests in mind.

“The brief was for a primary residence for a couple without children with provision for occasionally used guest accommodation for friends visiting from overseas.

“The site as presented was a steep slope with magnificent sea and coastal views to the east into which a building platform had already been cut, with its associated timber pile retaining wall.

“Our primary response was to separate the building into two components, a lower level accommodating the permanently used portion of the house, and an upper level for the guest accommodation. We stretched the living functions and main bedroom along the contour of the land projecting forward and leaving the previously cut platform open to set up the primary outdoor area, which is sheltered from the prevailing katabatic winds, and orientated to north and west for afternoon and evening sun.

“The upper level of guest accommodation is set at right angles to the lower pavilion and sets up a third edge to the courtyard as well as articulating a covered entrance sequence.”

Ollie Wall says every bedroom has its own bathroom, its own outlook and privacy. Other special features include indoor and outdoor fires, a 2.5m-deep pool and a state-of-the-art kitchen.
